  1. Subletting

    Partial subletting can be a temporary or permanent solution for making significant savings.

    How will this work in practice?

    • We review your lease agreement;
    • We evaluate the rent for your surplus space and propose a rent to present it to the market;
    • We will contact your landlord to inform them of the steps we are taking on your behalf;
    • We make our best efforts to find you a suitable tenant;
    • We propose a memorandum of understanding;
    • We have your landlord validate the sublease agreement;
    • We draw up a sublease agreement and submit it to you for signature.

    How much will it cost you?

    At the signature of the mission: 299 € excluding VAT for the analysis of the file, the setting of the rent and the first contact with your landlord. These fees will be deducted from our final fees if the mission is entrusted to us.

    20% excl. vat of the first annual rent, excluding gratuities and works in case of successful subletting.

    Mistakes not to be made!

    Subletting is not an attractive option if you wish to leave your premises, as you will remain liable for the financial commitments of your subtenant. The solution is to assign your lease (see below);

    Civil leases often prohibit subletting without the express consent of the lessor.

    If you have less than 18 months to go before your lease expires, you should consider leaving and assigning your lease (see below).

     

    Transferring your lease

    How will this work in practice?

    • We review your lease agreement;
    • We update the rent of your spaces and propose a rent to present them to the market;
    • We contact your landlord to inform him of the steps we are taking on your behalf and obtain his agreement to re-let the property on market terms and conditions and to sign a new lease with the new tenant.
    • We make every effort to find you a suitable tenant;
    • We propose a memorandum of understanding;
    • We present you with candidate tenants with whom we propose a memorandum of understanding;
    • We have the rental agreement validated with your landlord;
    • We draw up a sublease agreement and submit it to the lessor for approval;
    • We obtain an agreement to terminate your lease amicably.

    How much will it cost you?

    Mistakes not to be made!

    Civil leases often prohibit assignment without the express agreement of the landlord. It is therefore essential to negotiate with your landlord on the new rental conditions and your exit conditions;

    Rents fluctuate according to supply and demand. It is therefore not impossible that the rent will be lower than what you are currently paying. You will probably have to cover the difference until the first term of your contract. Bear in mind that this will always be cheaper than paying for all or part of an empty space.
